A contents inventory before agreeing to an as-is sale
Separate what must be kept, what belongs to someone else, and what you want included in a proposed sale. An as-is discussion can start before a cleanout is arranged, with responsibilities confirmed in writing.

Use four categories before removing anything
Create keep, family-review, third-party, and proposed-remaining lists. Put identity documents, financial papers, medications, and personal valuables into a separate secure review process. Do not discard property that belongs to a tenant, relative, or another person without the appropriate authority and advice. If areas are unsafe or contain suspected hazardous materials, stop the inventory there and consult qualified help rather than entering or sorting those areas yourself.
Turn a contents conversation into a written scope
A buyer can review a house with belongings present, but that is different from agreeing to take responsibility for everything inside. Identify exclusions, the condition at handover, who removes which items, and any expense allocation in the proposed agreement. Compare a separate cleanout-and-list route using an actual scope and estimate. Ask what happens if an item is still awaiting family review at the closing date, instead of assuming the buyer or a cleanout company will make that decision for you.
Use the records for the actual property
Purchase reviews are currently limited to King, Snohomish, Pierce, Skagit, Whatcom, and Island counties. The house's location determines the local property records and any disposal-service questions. This site does not advertise a standalone cleanout service or promise that all contents, hazardous materials, or third-party belongings can be accepted.

Before choosing a sale route
Compare the written purchase price, expected deductions, inspection conditions, responsibility for contents or repairs, and possession date. A direct cash sale can trade some potential market proceeds for less preparation. An as-is listing or a prepared listing may also fit. Ask a local agent for an alternative view and ask escrow for a property-specific proceeds estimate; neither an asking price nor an online estimate guarantees a result.
