Put identity documents, financial papers, medications, and personal valuables into a separate secure review process. Do not discard property that belongs to a tenant, relative, or another person without the appropriate authority and advice. If areas are unsafe or contain suspected hazardous materials, stop the inventory there and consult qualified help rather than entering or sorting those areas yourself.
A buyer can review a house with belongings present, but that is different from agreeing to take responsibility for everything inside. Identify exclusions, the condition at handover, who removes which items, and any expense allocation in the proposed agreement. Compare a separate cleanout-and-list route using an actual scope and estimate. Ask what happens if an item is still awaiting family review at the closing date, instead of assuming the buyer or a cleanout company will make that decision for you.
A direct purchase may reduce preparation and showing work. A market listing may produce higher proceeds. Compare both against the same property condition and your actual priorities.
